Downtown Americana Building renovations complete, ready to lease

After a year of construction, one longtime downtown building is ready for new retail tenants below its five stories of parking.

The Americana Building at 811 Dallas has finished renovations — which involved removing 10 levels of office space that were constructed in 1961 on top of the 1957 building — and has begun leasing, according to a press release. Houston-based Capital Retail Properties is in charge of securing tenants among the 31,000 square feet space on the street level and the 63,000 square feet space on the basement level with access to downtown’s 6-mile tunnel system.

Other renovations included repairing the building’s iconic sign, removing aluminum cladding, repainting the exterior, uncovering original Brazilian modern-inspired design features and adding a “green wall system and wood-like material” in the façade, per the release. Houston-based Identity Architects was the architect and designer behind the project. Neither the general contractor nor the investment costs were disclosed.
