A lot more dirt is moving at MetCenter business park

It’s been more than six years since Zydeco Development Corp. broke ground on a 172,000-square-foot, single-story speculative office building at the 550-acre MetCenter business park near Austin-Bergstrom International Airport.

It was a bold decision by Zydeco, based on the developer’s belief that demand for more affordable space outside the immediate urban core would eventually follow.

“We feel the market has tightened up, and we don’t see any large blocks of space available,” said Zydeco Principal Howard Yancy at the time.

Zydeco has been developing MetCenter since 1993, a slow-but-steady approach through multiple real estate cycles.

Fast forward to 2018, and the investment appears to be paying off. There is more than 2 million square feet of office space already built, under construction or in the planning stages in the second phase of the MetCenter, and the area has become a hotspot for development. Nate Paul’s World Class Capital Group purchased seven buildings at the MetCenter in April. The buildings were purchased in three parcels and while the price was undisclosed the Travis Central Appraisal District values the 48-acre tract at $55.6 million.
