A message was posted on a glass door of the Broadway Street space that used to house Tacos & Tequila, thanking its customers while announcing its pending closure. The Dallas-based restaurant chain vacated that roughly 4,000-square-foot site in October 2017, but no one has yet removed the notice — a visible sign that this ground-floor retail space beneath The Mosaic on Broadway apartments at 1915 Broadway St. remains unleased despite its seemingly advantageous location on a burgeoning near-downtown street adjacent to Pearl.

While the reason for this particular prolonged vacancy is unknown, and attempts to reach the landlord, Broadway Developments Ltd., were unsuccessful, the empty space is representative of a situation often faced by landlords of mixed-used property with ground-floor retail and/or restaurant space.
